Landlord Guide: The landlord only needs to take Step1 and Step2 with us. We will take care of the rest.


  • 1 LETTING--To let and advertise for tenants, and when necessary prepare and sign tenancy agreement on my/our behalf. To manage existing tenants and tenancies.
  • 2 RENT COLLECTION--To collect rents from the tenant by automatic bank payment or any other method of collection acceptable to Premium Rental Property Management Ltd and pay them out as hereinafter directed.
  • 3 BOND LODGEMENT--To collect from the tenant a minimum of four weeks rent as bond and release the total bond payment to the Ministry of Housing within 23 working days of receipt. To charge letting fee from the tenant upon signing of a new tenancy.
  • 4 CREDIT CHECK AND BACKGROUND CHECK--To obtain credit check on the tenant if and when Premium Rental Property Management Ltd deem necessary.
  • 5 INSPECTION--To carry out scheduled inspections at a three-monthly interval as arranged between agent and the tenant(s).
  • 6 MAINTENANCE--To arrange and carry out any repairs to the property that may occur at Premium Rental Property Management Limited’s entire discretion that may be necessary from time to time.
  • 7 EXPENDITURE--To deduct from rent collected, all property authorized expenditure and disbursements made on behalf of the owner(s). The agent is also to render owner(s) statement of charges deducted and accounts paid.
  • 8 MARKETING--To review the rent regularly to ensure the property remains reasonably tenanted and reflect the current market rent for similar type properties in the area.
  • 9 DISPUTES REGULATION-- To resolve any disputes by negotiation and mediation with tenant and if necessarily attend disputes in Tenancy Tribunal.
  • 10 RENTAL APPAISAIL-- A free rental appraisal can be provided for all our clients.
  • 11 TAX ADMINISTRATION-- We will provide the income and expenditure statement for the landlord for the tax return.
  • 12 HEALTHY HOME-- We can provide heathy home standard advices and arrangement for property.
